The public interest in entering the bed & breakfast industry has accelerated since 1992. By coincidence this is when I wrote my first how-to book on getting into this business.

Current trends show that changes in the workplace, combined with the growth of the short break holiday market, could be the main contributors for this high level of interest in becoming a Bed & Breakfast operator.

Subsequently, I am often asked what it takes to get into this industry. My reply has always being that you must first complete a 'feasibility study' in order to test the viability of your proposed B&B investment, which is why this booklet has been written.

It is important to remember, however, that knowledge is not an end in itself. You must use the knowledge gained from completing this 'feasibility study' as your worksheet and stepping-stone to achieving your goals and aspirations. The main message is that the research you need to do to make your bed & breakfast a success must be unique to you and your market.

If the findings in your 'feasibility study' are positive then the assumptions can be used as a basis for your business plan. It can also be used as a confidential worksheet for your own personal use and so propel you to the next level of commitment.

On the other hand, if the results of your study are negative, then move on.

This Feasibility Study can be adopted anywhere in the world as the disciplines required to get into bed & breakfast are same everywhere.

It will help you to:

  • decide whether you would like to enter the market;
  • prepare a real financial analysis to help you enter the market;
  • ready your house for bed & breakfast or help you buy or build a new one;

All of these issues are significant, but professionalism over all, is the most important. This booklet will reinforce the need to gather critical information in the early phase of your proposed venture and give you an insight into the level of commitment needed to succeed in this business.

Owning and operating a Bed & Breakfast is the dream of many. This booklet aims to help balance the dream with the reality by giving you the tools to help make your decision to enter this business a meaningful one.

This publication is the first of a series of companion booklets to the title:' Starting and Running a B&B in Australia and New Zealand - A practical guide to setting up and managing a Bed & Breakfast business' by Stewart Whyte.

As with all companion booklets, I carefully select co-authors who have particular knowledge on the subject written about. To that end I asked Wal Reynolds to co-author this publication with me.

Our hope is that within a short time you will be able to live your dream.
